Belt drive vs. chain drive vs. screw drive vs. jackshaft

Belt-drive openers run on a reinforced rubber belt and are the quietest residential option — important if you have living space above or beside the garage. They cost $50–$100 more than equivalent chain-drive units and typically last 15–20 years with minimal maintenance. Our most-installed residential opener.

Chain-drive openers are the loudest but the cheapest and most durable in dusty/extreme environments — a fine choice for a detached garage where noise doesn't matter. Expect a 12–15 year lifespan with the occasional gear replacement.

Screw-drive openers (Genie's signature design) use a long threaded rod instead of a belt or chain. They're quieter than chain drive but louder than belt, and they don't tolerate temperature swings as well — relevant in a Kansas garage that goes from 5°F to 100°F across the year.

Jackshaft (direct drive) openers like the LiftMaster 8500W mount on the wall next to the torsion shaft instead of overhead. They're the right choice for high-lift door setups, vaulted garage ceilings, and garages where overhead storage matters more than a centered opener.

Horsepower: 1/2 vs. 3/4 vs. 1-1/4 HP

Half-horsepower units handle most single 8-foot residential doors and lighter double doors up to 16 feet wide. Three-quarter HP is the sweet spot for double doors and any insulated door (the extra weight from insulation matters more than people expect — an insulated 16x7 steel door can run 200+ lbs).

One-and-a-quarter HP is overkill for most homes but right for oversized carriage-house doors, solid-wood doors, and 8-foot-tall doors common in Topeka homes built for lifted trucks and full-size SUVs.

Smart features worth paying for

MyQ (LiftMaster/Chamberlain) and Aladdin Connect (Genie) let you check door status and open/close from a phone. Genuinely useful if you have kids who forget to close the door or contractors who need access. Both are standard on most units sold today and shouldn't be a major price driver.

Battery backup is the upgrade we push hardest in Kansas. Topeka loses power 3–6 times a year from spring storms, ice, and the occasional summer derecho.
