Area Overview
Collins Park sits in west Topeka roughly between Gage Boulevard and Fairlawn Road, north of 21st Street. ZIPs 66604 and 66614. Curved residential streets, larger lots than the older downtown neighborhoods, and a strong owner-occupied character.
Mostly single-story ranches built 1953 to 1968, with a smaller cluster of 1970s split-levels on the western edge. Lot sizes run 75 to 100 feet wide, with attached two-car garages dominating the layout.
Most original doors have been replaced once already — typically with mid-grade insulated steel doors during the 1990s or early 2000s. Those replacement doors are now 20+ years old and entering the second wave of failures (springs, rollers, openers).
Common Issues
- Replacement-era springs (1990s-2000s installs) failing — these hit the 10,000-cycle wall right around the 20-year mark.
- Roller wear creating loud operation and uneven track wear.
- Opener replacements as the chain-drive units installed in the early 2000s reach end of life.
- Weather seal failure — the original 1990s seals are long gone, and second-generation seals are typically hardened and cracked.
