Area Overview
Old Town runs roughly from 6th Avenue south to 10th Street, between Topeka Boulevard and the Kansas River. ZIP 66603 dominates. Tight street grid, mature trees on the older blocks, and a high mix of owner-occupied and rental properties.
Housing types vary block-to-block — late Victorian and Edwardian on the older streets, 1920s bungalows scattered throughout, a few Foursquares, and post-war infill on lots that lost their original house. Most homes have detached single-car garages off the alley, though some larger lots include two-car detached structures from the 1940s.
A meaningful share of Old Town homes are owned by people who work downtown — short commutes mean low daily door cycles, but storms and age are still the main drivers of service calls.
Common Issues
- Old detached garages with leaking roofs, rotted door jambs, and floor settlement that throws the door bottom out of square.
- Original opener installs from the 1980s and 1990s on doors that have since been replaced — the new door's weight doesn't match the opener's lift capacity, causing premature gear wear.
- Single-car door widths (8 ft) when most modern panels are stocked in 9 ft and 16 ft — special order is common.
