Area Overview
Sherwood spans a wide section of west Topeka generally west of Wanamaker Road, with multiple subdivisions developed across three decades. ZIPs 66614, 66610, and 66615. Cul-de-sacs, curved streets, two-story homes mixed with ranches.
Sherwood housing splits roughly into three eras: 1970s ranches and split-levels on the older streets, 1980s two-story Colonials in the middle, and 1990s through early-2000s builds in the newer additions.
Original garage doors were almost universally non-insulated single-layer steel — fine for the era but providing zero R-value, leading to garages that swing 50°F between summer and winter. Insulation upgrades are one of our most common Sherwood projects.
Original openers (LiftMaster 1/2-HP chain drives mostly) are 20–35 years old at this point. Belt-drive replacements with battery backup are popular for second-floor master bedroom homes.
Common Issues
- Opener replacements — the original chain drives are loud, gear-worn, and outclassed by current belt-drive units with battery backup and MyQ.
- Door insulation upgrades — replacing single-layer steel doors with three-layer insulated doors for attached-garage thermal performance.
- Spring replacement on doors hitting the 30-year mark on builder-grade hardware.
- Wind-load reinforcement on doors facing open prairie exposure on the western edge of the neighborhood.
