Area Overview
Oakland is generally east of California Avenue, roughly between 6th Avenue and 21st Street, extending east toward Lake Shawnee. ZIPs 66608 and 66605.
Older Oakland (closer to California Avenue) has 1920s and 1930s bungalows with detached single-car garages off the alley. Newer Oakland additions east toward Lake Shawnee are 1960s through 1980s construction with attached two-car garages.
Lake Shawnee proximity means a meaningful share of homes use the garage for boat storage, recreation equipment, and workshops — higher-than-average door cycle counts and more wear on rollers and springs.
Common Issues
- Boat trailer impact damage to bottom panels and bottom brackets.
- Spring failures from above-average cycle counts on workshop and recreation-use garages.
- Rust on cables and bottom brackets from boat-related water exposure inside the garage.
- Older detached garages with deferred maintenance — broken springs that have been left in place for years and door panels weathered through.
