Area Overview
North Topeka covers the area north of the Kansas River, generally between Topeka Boulevard and Soldier Creek. ZIPs 66608 and 66617. The NOTO Arts District anchors the south end along North Kansas Avenue.
Older blocks have 1910s and 1920s bungalows with original detached single-car garages off rear alleys. Newer additions farther north have 1950s ranches with either single-car detached or single-car attached garages.
A meaningful share of older detached garages have outlived multiple door replacements and now run third-generation hardware on original framing that's settled, racked, and sometimes structurally compromised.
Common Issues
- Settled garage foundations causing the door opening to be out of square — every install in old North Topeka starts with a level check on the jambs.
- Original spring hardware on garages that have been in continuous use since the 1940s.
- Cable corrosion at the bottom drum from moisture and floor flooding (some of the older garages don't drain well).
- Wood door jambs rotted at the base, requiring jamb replacement before track can be properly secured.
